Bay Colony, Naples — Gated Gulf-Front Enclave Within Pelican Bay
Bay Colony works best if you want a gated, staffed, beach-club life on the Gulf — more than a private dock, a walk to Fifth, or golf at your door.
It is the walled, guard-gated enclave at the northwest end of Pelican Bay — about 200 acres next to the Ritz-Carlton Beach Resort — with eleven condominium buildings (six of them directly on the beach), plus villa and estate neighborhoods. Residents have their own Bay Colony Beach Club and Tennis Club, and every owner also has Pelican Bay Foundation membership — including the Pelican Bay private beach clubs. Not Pelican Bay at large. Not Old Naples. Not a golf community. Not to be confused with Bay Colony Golf Club or The Estates at Bay Colony Golf Club in Pelican Marsh — across the street from Pelican Bay and outside this enclave. Unrelated to Bay Colony in Fort Lauderdale.
Erik David Barber of The Gulf Luxe advises buyers and sellers in the luxury residential band roughly $2M–$25M, by invitation and referral. This page is orientation for fit: who thrives here, how to read a mixed-product enclave without blending ZIP or Pelican Bay-wide averages, and how a quiet acquisition or listing conversation usually starts.
Who thrives — and who might not
A strong fit: buyers who want controlled access and private streets; seasonal owners who want a lock-and-leave tower with attended beach service downstairs; buyers who will choose the building as carefully as the community, since beachfront and bayview are different purchases; households comfortable with layered associations and a mandatory beach club.
A weaker fit: buyers who want boating from a private dock (look at Port Royal or Aqualane); buyers who want to walk to Fifth or Third (Old Naples); buyers who want golf included, because golf here is a separate, optional membership; anyone who wants low carrying-cost simplicity; families who need a guaranteed school assignment — verify by address.
Bay Colony is not for everyone. For the right buyer, the fit is obvious once the tradeoffs are named. The goal isn’t to convince you. It’s to give you a clear picture so you can decide with confidence.
The place
Geography: Northwest Pelican Bay, unincorporated Collier County, with Gulf frontage along Bay Colony Drive. Roughly 8 miles north of downtown Naples. Adjacent to the Ritz-Carlton Beach Resort at the northern end.
ZIP caveats: Mail commonly uses ZIP 34108 — and that ZIP also covers the rest of Pelican Bay, Naples Park, the Vanderbilt corridor, and Pelican Marsh. ZIP 34108 is not Bay Colony. Pelican Bay-wide medians are not Bay Colony either. Always verify subdivision and plat — not the mail code.
Gated? Yes. Perimeter wall, staffed gate, and private streets. Ownership stacks four layers: the Pelican Bay Foundation, the Bay Colony Community Association (gate, streets, shared amenities), a condominium or neighborhood association, and mandatory Bay Colony Beach Club membership (one-time fee plus annual dues). Golf sits outside all four. Fee schedules and transfer fees change — read the current documents for the specific building before you write an offer. No Club, HOA, Foundation, or Beach Club dollar amounts are stated here as current fact.
Housing mix: Eleven condo buildings. Beachfront towers, north to south: Remington, Windsor, Biltmore, Brighton, Carlysle, and Contessa. Preserve / bayview buildings include Trieste, Salerno, Toscana, and Marquesa. Single-family and villa neighborhoods: The Strand (Gulf-front estates), Bay Colony Shores (lake and preserve homes, in an active rebuild cycle), Vizcaya, and Villa La Palma. WCI developed the community; the towers date from the 1990s to early 2000s.
On the ground, the aesthetic is quiet gated Gulf living — private streets, beach-club mornings, tower or estate product — not Old Naples sidewalk culture and not dock-first peninsula living. Own the gate, the beach club, and the building-by-building decision. Do not expect Fifth Avenue outside the door or a private dock to Gordon Pass.
Amenities and daily life
Daily life here is gated beach club + private streets — not sidewalk café as default, not dock-first.
Bay Colony Beach Club: private, Gulf-front, and much more intimate than the Pelican Bay beach clubs. A remodeled beachside restaurant offers inside dining or outside by the bar; a pool overlooks the beach and the Gulf; and beach service is full service — umbrellas, chairs, and food and drink brought to your party. Membership is required of owners; every Bay Colony owner has access. Confirm current membership terms for your building — no dollar amounts are stated here as current fact.
Bay Colony Tennis Club: six hydro-clay courts, a pro shop, and programming.
Pelican Bay private beach clubs, too: every Bay Colony owner also has access to the Pelican Bay Foundation private beach clubs. That is two private beach clubs — the intimate Bay Colony club at your door, and the larger Pelican Bay clubs when you want a change. Foundation membership also includes boardwalk tram, fitness, and racquets.
Golf: optional and separate — through Bay Colony Golf Club (a Robert von Hagge course in Pelican Marsh, across the street from Pelican Bay, with limited memberships) or Club Pelican Bay. Neither is bundled with the deed.
Errands and medical: Waterside Shops, Artis—Naples, Mercato on the U.S. 41 / Seagate–Vanderbilt corridor. NCH North is the nearby hospital; NCH Baker is downtown.
Map a real week — Beach Club mornings, courts or fitness, corridor dining — before you fall for a floor plan.
How pricing works here
Bay Colony mixes very different products, so read it as two cuts and never blend them. Prefer typed beachfront-tower condo vs Bay Colony Shores single-family windows. Name the cut and the sample size. Never present ZIP 34108, Pelican Bay-wide medians, Port Royal, Aqualane, Old Naples, or Fort Lauderdale “Bay Colony” figures as this enclave. There is no published all-types trailing-twelve median for Bay Colony — do not invent one. Building-level bands are thin and only directional. In practice, the building, floor, and view tell you more than any average.
Market note (Marcia / dual-cut): Bay Colony beachfront-tower condo trailing-twelve median closed about $5.05 million across 24 sales, 12 months ending June 2026 (SWFL MLS via Matt Brown). Bay Colony Shores single-family trailing-twelve median about $6.4 million across 7 sales — a thin sample — 12 months ending July 29, 2026 (Momentum / FGCMLS). Those windows are not the same. Active inventory as of October 14, 2026: 19 listings asking roughly $2.25M–$33.5M, with a median ask near $6.19M. Asking is not selling. The median is a compass, not a contract. Prefer address-level comps inside the right building or neighborhood.
List price is a conversation starter. Association documents, Beach Club terms, insurance, and flood zone matter as much as square footage — especially in tower product. For a current reading matched to what you are buying, start with a private consult.
Nearby life
School assignment in Collier County varies by exact address and can change. Confirm with CCPS Interactive Zoning / Student Assignment before you buy on a school story — no feeder is promised here.
Medical: NCH North Hospital for the North Naples acute-care reference; NCH Baker downtown for the main campus. Exact minutes vary with gate and traffic.
Errands and leisure: Waterside Shops and Artis—Naples south on the corridor; Mercato north; Bay Colony Beach Club or the Pelican Bay private beach clubs for the Gulf day — not a public Pier / Old Naples beach culture. Vanderbilt Beach / Delnor-Wiggins are nearby public Gulf options when you want them. RSW for commercial air; time drives from a specific address yourself.
Tradeoffs
Vs Pelican Bay at large: Bay Colony adds a gate, private streets, and its own beach club and tennis. In exchange you pay a higher price tier and carry more association and club layers.
Vs Port Royal: Port Royal is single-family homes with docks and Gordon Pass boating. Bay Colony is mostly towers, oriented to the beach rather than the boat.
Vs Old Naples: Old Naples gives you walkable streets and a village rhythm. Bay Colony gives you a gate, a beach club, and a quieter North Naples routine — but you will drive to Fifth.
Vs Aqualane: Aqualane is closer-in canal boating next to Old Naples. Bay Colony is gated Gulf-front tower and estate living inside Pelican Bay.
One-liner: Bay Colony = gated Gulf-front beach-club enclave within Pelican Bay. Pelican Bay at large = private beach + tram + Foundation amenity depth. Port Royal / Aqualane = peninsula docks. Old Naples = walkable Gulf-town.
Working with Erik
In Bay Colony the decision is really building-by-building: beachfront or bayview, tower or Shores, and what four association layers cost against how you’ll live here. A portal median or a ZIP 34108 average will not tell you whether the view, the Beach Club economics, or the insurance picture still match.
On the ground: clarify gate and beach-club life vs dock vs walk-to-Fifth — and what you can skip; pull current comps for the right building or neighborhood cut, not ZIP or Pelican Bay-wide averages; walk the unit (and the condo / association packet) for quality, not just square footage; read Foundation, Bay Colony Community Association, building or neighborhood, and Beach Club documents together before an offer — confirm dollars in writing; none stated here; verify schools for the address, medical and errand access for your routine, and rental or leasing constraints if anyone may rent later.
No manufactured urgency. If Bay Colony is the match, we move with discipline. If it is not, we say so early and look where product and culture fit better.
