Mediterra works best if you want both private Tom Fazio golf and a private Gulf beach club inside one membership family — on the North Naples / Immokalee–Livingston corridor — more than central Naples three-course Grey Oaks, more than Pelican Bay tram-from-door beach culture, and more than dock-from-home canal living.

It sits on Livingston Road about two miles north of Immokalee Road (primary ZIP 34110), a gated London Bay Homes master plan of roughly 1,700 acres with more than 1,000 acres of preserve and fewer than ~930 residences. Two Tom Fazio championship courses. Private Mediterra Beach Club on Little Hickory Island (Bonita Springs / Lee County — a drive from the residential gates, not on-campus). Housing from coach and condo through villas to custom estate. Not Grey Oaks (central Naples, 54 holes, no private beach club). Not Quail West or Talis Park as interchangeable brands. Not boutique Cocohatchee Audubon Collier’s Reserve. Not Pelican Bay’s private beach + tram thesis. Not a peninsula canal product.

Erik David Barber of The Gulf Luxe advises buyers and sellers in the luxury residential band roughly $2M–$25M, by invitation and referral. This page is orientation for fit: who thrives here, how to read a mixed-product golf-and-beach-club market without mixing ZIP or peer averages, and how a quiet acquisition or listing conversation usually starts.

## Who thrives — and who might not

A strong fit: buyers who want both private Fazio golf and a private Gulf beach club in one membership family — and accept that the beach club is a short drive, not Pelican Bay tram-from-door; households oriented to the North Naples / Immokalee–Livingston corridor (Mercato / Bonita adjacency) rather than central Naples Grey Oaks geography; golfers who will treat Full / Limited Golf capacity and the resigning-seller path as a deal-structure issue (membership letter before deposit), or who are content with Sports & Beach / Lifestyle if golf is secondary; buyers who like Mediterranean club vernacular and London Bay product (villa → estate), with some coach/condo entry points still in inventory; seasonal or full-time owners who want a preserve-heavy gated master plan with a full racquet / fitness / social calendar.

A weaker fit: buyers whose non-negotiable is central Naples proximity to Old Naples / Fifth–Third by short drive — Grey Oaks (or Old Naples / Aqualane living); buyers who want 54 holes / three-course variety — Grey Oaks; buyers who want private beach + tram as the daily default without golf-club economics — Pelican Bay; dock-from-home / Gulf-run boaters — Royal Harbor, Aqualane, Port Royal; buyers seeking boutique low-count Audubon river golf intimacy — Collier’s Reserve; buyers who want walkable Old Naples as the primary product — Old Naples; anyone allergic to club + HOA + CDD carry, or who assumes “Mediterra” on a map equals immediate Full Golf without reading the membership letter; buyers who confuse Mediterra with Grey Oaks, Quail West, or Talis Park by vibe alone — or who treat the Beach Club’s Bonita Springs address as the residence ZIP.

Mediterra is not for everyone. For the right buyer, the fit is obvious once the tradeoffs are named. The goal isn’t to convince you. It’s to give you a clear picture so you can decide with confidence.

## The place

Geography: North Naples, on Livingston Road, framed by official developer copy as two miles north of Immokalee Road. Same broad Immokalee–Livingston–Bonita golf belt as Quail West, Talis Park, and Collier’s Reserve — not the central Naples Airport-Pulling / Golden Gate / Grey Oaks corridor. Club: The Club at Mediterra, 15755 Corso Mediterra Circle, Naples, FL 34110. Beach Club: Little Hickory Island / Gulf; FL Administrative Register cites 26110 Hickory Blvd, Bonita Springs, FL 34134. Downtown / Old Naples is a drive south — not walk-to Fifth.

Master plan / builder: London Bay Homes manages new-home construction sales and marketing. Scale commonly: ≈1,700 acres (developer 1,697), 1,000+ acres preserve, Club cites fewer than 930 residences. Era: early 2000s opening; London Bay continues new neighborhoods alongside resale. Architecture: Mediterranean / European club vernacular.

ZIP caveats: Residential / club campus consistently ZIP 34110 (Collier). A northern slice sometimes appears under 34135 (Lee / Bonita). ZIP alone does not mean Mediterra. ZIP 34110 also holds Talis Park, Collier’s Reserve, Kalea Bay, Vanderbilt corridor fabric, and more. Beach Club is Bonita Springs 34134 — do not collapse “Mediterra = Bonita Springs address” for residential listings. Always identify by community name + street + membership letter.

Gated? HOA? Club? Yes — gated. Mediterra Community Association (mandatory). Official club rule: you must be an owner in the Mediterra community to be a Club member. Tiers include Full Golf, Limited Golf, Sports & Beach, Lifestyle. As of recent club site copy: Full Golf and Limited Golf stated at capacity (waitlist / resigning Golf Member path); Sports & Beach and Lifestyle described as available. Club / HOA / CDD fee amounts are not stated here as current fact — prefer Club membership office + estoppel. Community has a CDD. Not age-restricted.

Housing mix: ~31–33 named neighborhoods. Product ladder: coach / condo (Monterosso, Porta Vecchio, Calabria, Brendisi) → maintenance-free villas → custom estate SFH (Verona, Marcello, Caminetto, Il Trebbio, Savona, Serata, Il Cuore, and others). Volume is villa- and coach-weighted; estates are the thinner top band.

On the ground, the aesthetic is gated North Naples golf-and-beach-club living — Fazio courses, preserve, Mediterranean vernacular, beach days as a member drive to Little Hickory — not central Naples Grey Oaks packaging, not peninsula docks, not Pelican Bay tram culture. Own the dual amenity thesis. Do not expect Fifth Avenue outside the gate or a dock behind every home.

## Amenities and daily life

Daily life here is club campus + member beach drive — golf, sports, dining, then a car trip to Little Hickory — not tram-from-door beach and not dock-from-home boating.

Golf (36 holes). Two Tom Fazio courses (North and South) — ignore broker pages that wrongly say Tom Kite. Confirm membership tier and waitlist with the club — do not invent initiation, dues, or food minimums. Both courses have been described as undergoing renovation; confirm schedule with the club.

Private Beach Club. Little Hickory Island, Gulf of Mexico — clubhouse framing, indoor + al fresco dining, elevated heated pool, sundeck, cabana / beach-chair service, shoreline access (club membership page). Access varies by membership tier (Lifestyle has seasonal beach limits — see club page). Not Pelican Bay private beach + tram.

Clubhouse & sports stack: Main clubhouse nearly ~60,000 sq ft (developer); Sports & Lifestyle Center (tennis, fitness, spa, heated pools, bocce, pickleball); miles of pathways; themed parks.

No dock-from-home Gulf-access canal product. Preserve / lake setting ≠ Port Royal / Royal Harbor / Aqualane.

Downtown / errands. Car-first: Livingston / Immokalee retail south of the gates; Mercato / Vanderbilt / Bonita Beach Rd / US 41 common frames. RSW for commercial air (traffic-dependent). Dual-county note: home / main club = Naples 34110 framing; beach days = Bonita Springs / Lee.

Map a real week — golf or sports mornings, Little Hickory beach days, Mercato or Old Naples evenings — before you fall for a floor plan.

## How pricing works here

Mediterra is a mixed-product golf + beach-club community — estate SFH, villas, and coach/condo under one Club brand across ~31–33 neighborhoods. Prefer community-tagged MLS / Matrix cuts over ZIP averages. Dual-cut is mandatory. Never present the community all-types median as “what estates sell for.” Never present ZIP 34110 (~$675K) or 34135 as Mediterra. Never use Momentum Ponte Vedra meditierra or bare Kissimmee calabria — wrong cities. Do not blend Grey Oaks, Collier’s Reserve, Quail West, Talis Park, or waterfront into this cut. Momentum has no clean community-wide Naples Mediterra card — prefer Matrix + typed bands.

Market note (Marcia / Florida Gulf Coast MLS community cut + typed dual-cut): Community all-types trailing twelve months (McGreevy Matrix Development Name; Matrix window ends about July 1, 2026; Momentum coach-village cuts end September 20, 2026): median closed sale about $2.13 million on 58 closings — mixed estate SFH / villas / coach across ~31–33 neighborhoods. Typed dual-cut: Matt Brown calendar 2025 SFH/villa average ~$3.95M (n=31) · condo/coach average ~$1.38M (n=17) — averages, not medians; estates pull the mean. Momentum coach villages T12: Monterosso ~$1.53M (n=8) · Porta Vecchio ~$1.14M (n=4, thin). Subdivisions community median about $2.15M (n=57, as of October 2, 2026) — same ~$2.1M band. A Monterosso coach home and a Verona estate are not the same buy. The ~$2.1M median is a community-wide compass — not an estate guarantee. Prefer address-level comps. Club / HOA / CDD fee dollars omitted pending current schedules. Do not use ZIP 34110, Ponte Vedra Momentum meditierra, bare Kissimmee calabria, Grey Oaks, Collier’s Reserve, Quail West, Talis Park, or waterfront medians as Mediterra.

List price is a conversation starter. Neighborhood, product type, membership path, insurance, flood zone, and CDD diligence matter as much as square footage. Prefer address-level comps. For a current reading, start with a private consult.

## Nearby life

School assignment in Collier County varies by exact address and can change — especially near the Collier–Lee border. Confirm with CCPS Interactive Zoning / Student Assignment before you buy on a school story. Local lists commonly pair Mediterra / 34110 with Veterans Memorial Elementary, North Naples Middle, and Gulf Coast High — treat as commonly cited only until verified for the lot.

Nearby private / other options (not zoning; commute varies): Community School of Naples (Livingston corridor), Mason Classical Academy, and other North Naples private/charter options.

Medical: NCH North Hospital (11190 Health Park Blvd) is the natural first full-campus cite for this corridor. Physicians Regional North and Pine Ridge as additional options; NCH Baker downtown is a longer southbound drive.

Errands and leisure: Immokalee / Livingston retail; Mercato / Vanderbilt; member Beach Club on Little Hickory; Old Naples for Fifth / Third evenings by drive. Time drives from a specific address yourself.

Tradeoffs, named plainly: vs Grey Oaks — North Naples Immokalee–Livingston belt; 36 Fazio holes; private Little Hickory Beach Club vs central Naples; 54 holes / three courses; no private beach club. Vs Quail West — two-course gated North Naples–Bonita peer with beach club packaging as a core differentiator vs Quail West’s own clubhouse-scale / estate-centric identity — separate club. Vs Talis Park — established London Bay Mediterranean golf + beach-club product on Livingston N of Immokalee vs newer / design-forward North Naples golf-lifestyle village — different club thesis. Vs Collier’s Reserve — large preserve-heavy master plan (~1,700 acres) with two Fazio courses + beach club vs boutique Cocohatchee Audubon Signature single-course equity club. Vs Pelican Bay — private golf + beach club (beach = drive to Little Hickory) vs private Gulf beach + tram master-plan culture without Mediterra’s Fazio golf packaging. Vs Port Royal / Aqualane — inland gated golf-and-beach-club living vs peninsula Gulf-access canal prestige / walk-to-Old Naples story. Vs Old Naples — short drive south to Fifth/Third vs living inside the historic walkable retail / beach fabric. Vs Royal Harbor — gated inland golf / preserve vs east-shore Naples Bay dock-from-home (typically non-gated). Vs Isles of Collier Preserve — equity/private golf + beach club economics in North Naples vs south/east Naples no-golf Minto preserve / paddle master plan.

One-liner: Mediterra = North Naples gated Fazio golf + private Little Hickory Beach Club. Grey Oaks = central Naples three-course club, no private beach club. Collier’s Reserve = boutique Audubon river golf. Quail West / Talis Park = Immokalee-belt peers with different packaging. Pelican Bay = private beach + tram without this golf thesis. Waterfront siblings = docks — different product.

Name collisions (say out loud): Mediterra ≠ Grey Oaks (central vs North Naples; 54 holes vs 36 + beach club). Mediterra ≠ Quail West / Talis Park / Collier’s Reserve by vibe alone. Tom Fazio designed both courses — ignore “Tom Kite” broker pages. Beach Club Bonita Springs address ≠ residence ZIP 34110. ZIP 34110 ≠ automatic Mediterra. Momentum meditierra (Ponte Vedra) and bare calabria (Kissimmee) are wrong cities. Full / Limited Golf may be at capacity — membership letter is deal-specific. Private Beach Club drive ≠ Pelican Bay tram culture. Preserve lakes ≠ canal boating.

## Working with Erik

I represent buyers who care about fit more than velocity. Mediterra is where that posture earns its keep. Product type and neighborhood vary house to house — a Monterosso coach home and a Verona estate are not the same buy. A portal median, a ZIP 34110 average, or an unlabeled ~$2.1M community print will not tell you whether Full Golf is actually available on that deal, whether the Little Hickory beach drive still fits how you want mornings to feel, or whether insurance, flood, and CDD diligence still work for that address.

On the ground: clarify North Naples golf-and-beach-club living vs central Naples Grey Oaks vs Immokalee peers vs waterfront or preserve products — and what you can skip; pull current MLS / Matrix comps for the Mediterra community cut, with a clear community vs SFH/villa vs coach dual-cut — not ZIP or wrong-city Momentum slug noise; walk the house and the lot for quality, not just square footage; verify schools for the address, medical and downtown access for your routine, and community association / CDD / Club / leasing constraints if anyone may rent later. Confirm membership tier and fees with the Club membership office and estoppel — do not trust conflicting third-party fee tables.

No manufactured urgency. If Mediterra is the match, we move with discipline. If it is not, we say so early and look where product and culture fit better.

## Frequently asked questions

Q: Is Mediterra a good fit for me?
A: It works best if you want both private Tom Fazio golf and a private Gulf beach club inside one membership family — on the North Naples / Immokalee–Livingston corridor — more than central Naples three-course Grey Oaks, Pelican Bay tram-from-door beach culture, or dock-from-home canal living.

Q: Is Mediterra gated — and does it have a private beach club?
A: Yes. It is gated. Two Tom Fazio courses on the residential campus, plus a private Mediterra Beach Club on Little Hickory Island in Bonita Springs — a member drive from the gates, not tram-from-door. Membership tiers include Full Golf, Limited Golf, Sports & Beach, and Lifestyle. Full / Limited Golf may be at capacity — confirm with the Club. Not age-restricted.

Q: Is Mediterra the same as Grey Oaks, Quail West, or Talis Park?
A: No. Mediterra is North Naples Fazio golf + private Little Hickory Beach Club. Grey Oaks is central Naples with three courses and no private beach club. Quail West and Talis Park are Immokalee-belt peers with different packaging. ZIP 34110 alone does not mean Mediterra.

Q: How is Mediterra different from Collier’s Reserve, Pelican Bay, or waterfront communities?
A: Mediterra = North Naples gated Fazio golf + private Little Hickory Beach Club. Collier’s Reserve = boutique Audubon river golf. Pelican Bay = private beach + tram without this golf thesis. Port Royal / Aqualane / Royal Harbor = docks — different product. Isles of Collier Preserve = no-golf preserve / paddle.

Q: What do recent Mediterra sales look like?

A: Mixed-product community. MLS community T12 median closed about $2.13M (n=58, Matrix window ends about July 1, 2026; Momentum coach-village cuts end September 20, 2026) — mixed neighborhoods, not “what estates sell for.” Matt Brown 2025: SFH/villa average ~$3.95M · condo/coach average ~$1.38M. Momentum coach villages T12: Monterosso ~$1.53M · Porta Vecchio ~$1.14M (thin). Never use ZIP 34110, Ponte Vedra Momentum meditierra, or bare Kissimmee calabria as a substitute.

Q: Which other communities do you know well?
A: Collier’s Reserve, Grey Oaks, and other Naples golf communities on the golf hub, plus Port Royal, Old Naples / Olde Naples, Aqualane Shores, Pelican Bay, Royal Harbor, and Isles of Collier Preserve — see the golf and waterfront hubs and sibling community pages.
