Port Royal works best if you want maximum estate privacy, private docks, and Gordon Pass Gulf access with the Port Royal Club as the social heart more than a walk-to-Fifth lifestyle, a canal grid next to downtown, or an inland golf campus.

It sits at the southern tip of the City of Naples, commonly described from about 21st Avenue South to Gordon Pass, with the Gulf to the west and Naples Bay to the east. Custom single-family estates only. No condominium product. Not Old Naples walkability. Not Aqualane’s closer-in canal grid (Aqualane is immediately north — adjacent, not interchangeable). Not Pelican Bay’s tram and private-beach resort stack. Not Collier’s Reserve river/golf/Audubon acreage.

Erik David Barber of The Gulf Luxe advises buyers and sellers in the luxury residential band roughly $2M–$25M, by invitation and referral — and Port Royal’s comps often sit at the upper end of that conversation. This page is orientation for fit: who thrives here, how to read a thin trophy market, and how a quiet acquisition or listing conversation usually starts.

Who thrives — and who might not

A strong fit: buyers who want waterfront scale and privacy at Naples’ southern tip; yacht- and dock-first households for whom Gordon Pass access and a private berth matter more than sidewalk café life; households who want a club-centric social fabric tied to eligible property ownership  and who will confirm Club status in writing before they fall for a floor plan; seasonal or year-round owners comfortable with car-dependent errands and a short hop north to Old Naples when they want Fifth and Third energy; buyers who accept ultra-luxury price bands, coastal insurance and resilience diligence, and parcel-level waterfront due diligence.

A weaker fit: walkable Fifth / Third / Pier daily life as the primary home base (Old Naples); boating plus closer-in downtown adjacency on a tighter canal grid (often Aqualane Shores); private beach clubs, trams, and a condo/villa amenity stack (Pelican Bay); in-community golf and Audubon preserve living (inland gated golf such as Collier’s Reserve); condo or lock-and-leave towers inside the same enclave (Port Royal is single-family estate only); assuming every Port Royal or 34102 address includes Club rights (false — verify).

Port Royal is not for everyone. For the right buyer, the fit is obvious once the tradeoffs are named. The goal isn’t to convince you. It’s to give you a clear picture so you can decide with confidence.

The place

Jurisdiction: City of Naples, Collier County. Listings commonly use ZIP 34102 and that ZIP also covers Old Naples, Aqualane Shores, and other downtown/south Naples pockets. ZIP alone does not mean Port Royal. Always verify subdivision, plat, and Club eligibility — not the mail code.

What you are buying is estate waterfront privacy on dredged peninsulas — Gulf-front, bayfront, cove, and canal-front lots. The neighborhood as a whole is not gated (voluntary property owners association, not a mandatory HOA gatehouse model). Stock is custom single-family only — several hundred estates, no condos.

On the ground: peninsula estate living — not a palm-parade village grid and not preserve-and-gate golf. Own the docks, the Pass, the Club story, and the quiet. Do not expect Fifth Avenue South outside the door.

Amenities and daily life

Daily life here is estate + Club + boat — not sidewalk café as default.

- Waterfront: Many homes are marketed with private docks and a Naples Bay–Gordon Pass route to the Gulf — parcel-specific. Confirm depth, geometry, seawall, and permits with a local captain and survey. “Deep water” in marketing is not a uniform neighborhood guarantee.

- Port Royal Club (2900 Gordon Drive): Members-only beach club affiliated with ownership of eligible Port Royal property — private beach, dining, spa, fitness, tennis. Eligibility is parcel-specific. Initiation, dues, and assessments: confirm in writing with the Club (no dollar amounts stated here as current fact). Get written Club confirmation before offer.

- Old Naples: Short drive north to Third Street South, Fifth Avenue South, and the Pier corridor — nearby, not “step out onto Fifth.”

- Golf: Not an on-site golf community; golf is a separate membership decision elsewhere in Naples.

Map a real week — dock mornings, Club beach or tennis, Old Naples evenings, errands by car — before you fall for a floor plan.

How pricing works here

Port Royal is a pure luxury single-family estate market — no condo dilution. Annual volume is modest (~20–30 closings). Medians are trophy-tier and swing. Prefer FGCMLS / Momentum community cuts over ZIP or corridor averages. Prefer medians over averages skewed by record sales. Never present ZIP 34102 or NABOR Naples Beach as “Port Royal.” Keep Aqualane and Old Naples medians separate.

Market note (Marcia / Florida Gulf Coast MLS community cut): In Port Royal, the trailing-12-month median closed sale is about $18.1 million across 27 single-family estate homes through September 20, 2026 — up roughly 10% from the prior year. Active asks as of October 1, 2026: 16 listings roughly $9.25M–$60M, with a median ask near $30.5M. Thin sample — the median is a compass, not a contract. Asking is not selling. Do not use ZIP 34102 or Naples Beach corridor medians as Port Royal.

List price is a conversation starter. Condition, water exposure, dock usability, Club eligibility, insurance, and flood zone matter as much as square footage. Club economics belong in the same spreadsheet as the offer even though they are not on the deed. Prefer address-level comps. For a current reading, start with a private consult.

Nearby life

School assignment varies by exact address — confirm with district tools before you buy on a school story. Many listings cite Lake Park Elementary, Gulfview Middle, and Naples High as commonly named feeders only until verified for the lot.

Medical: NCH Baker Hospital (Downtown) is the natural first acute-care reference. Errands and leisure: Club for beach and social calendar if eligible and joined; Old Naples for public downtown energy; public Pier / Naples Beach corridor a short drive north.

Tradeoffs, named plainly: vs Old Naples — estate privacy, docks, and club-centered living vs walkable historic downtown and mixed housing. Vs Aqualane — larger southern enclave and Club affiliation story vs closer-in canal living nearer Third / Fifth. Vs Pelican Bay  private docks and Gordon Pass yacht culture vs private beaches, trams, and more condo/villa product. Vs golf communities — waterfront estate + beach-club identity vs gates, golf calendars, and more land.

One-liner: Port Royal = estate waterfront privacy + Club + Gordon Pass access.

Working with Erik

Inventory is thin. Condition and water exposure vary house to house. Club eligibility is parcel-specific. A portal median or a ZIP 34102 average will not tell you whether the dock works for your boat, whether the Club path matches how you live, or whether insurance and flood diligence still pencil.

On the ground: clarify privacy vs water vs Club vs downtown energy — and what you can skip; pull current Port Royal community comps, not ZIP or corridor averages; walk the house and the waterfront for quality; put Club economics beside the offer; verify Club eligibility in writing, schools, medical and downtown access, and POA or leasing constraints if anyone may rent later.

No manufactured urgency. If Port Royal is the match, we move with discipline. If it is not, we say so early and look where product and culture fit better.

1. Is Port Royal a good fit for me? — Estate privacy + docks + Club vs walkable Old Naples / Pelican Bay amenities / golf campuses.

3. Does every Port Royal address include Club rights? No — parcel-specific; confirm in writing with the Club before offer.

4. How is Port Royal different from Aqualane or Old Naples? Port Royal = southern estate enclave + Club + Pass access; Aqualane = closer-in canals; Old Naples = walkable historic downtown.

5. What do recent Port Royal sales look like? Thin SFH-only market; Momentum community T12 median about $18.1M (n=27, as of ~Sep 20, 2026) — compass, not a contract.

6. Which other waterfront communities do you know well? Old Naples, Aqualane Shores, Pelican Bay, Royal Harbor, Isles of Collier Preserve.
